We are pleased to introduce LT McGuinness Facilities who have been appointed to carry out Resident Services and facilities Management, for Victoria Lane Apartments.
LT McGuinness Facilities Management have been appointed to the role of Resident Services Manager (RSM). The Victoria Lane Apartments RSM will be the primary point of contact for all residents.
As Resident Services Manager, Alex Mulholland is your main point of contact in relation to the building and can manage your personal assistance requests including making bookings on your behalf, managing your dry-cleaning, taking care of deliveries, organising and managing property maintenance – plus much more. For any non-urgent apartment maintenance queries please contactby email or mobile during office hours.
The Resident Services Manager will be monitoring your building on a daily basis to ensure the common areas and services of the apartments are maintained and kept to a high standard of appearance. They will also be assisting you with the move into your apartment.
The Resident Services Manager will also provide facilities management support and is responsible for all physical aspects of the building, including coordinating repairs and maintaining the building’s services and shared areas.
The Resident Services Manager will not be involved in rectifying your apartment defects, as this is the responsibility of the contractor however may be asked to arrange access if and when required.
For any building emergencies after hours such as building security failure (i.e. main doors not locking), water leaks, lift entrapment – The Residential Services Manager or one of the LT McGuinness Facilities Management team can be reached on 04 384 8455.
For any noise or security issues, a contracted security provider can be contacted at any time. The security company will also consult with the Resident Services Manager as required.

Service Costs
General Resident Services Manager assistance is covered by your Body Corporate levy. The costs of other personal services such as dry-cleaning or co-ordination of services such as apartment cleaning or other trades may be additional and dependent on quoted work.
Please liaise with the Resident Services Manager to discuss any requests or queries you may have in relation to their services.
