As with any new building, it is not uncommon for minor flaws or faults to be noted during its initial occupation.  

At Victoria Lane Apartments your home has a one-year defect liability period provided by LT McGuinness from the date of practical completion.

The defect liability period for your home is for one year from the date of Practical Completion of the building.

Most flaws or faults may have been noted in your pre-settlement inspection. However, if any further defects should become apparent after settlement, please log these on the defect portal OnSite.

Following a period of time after settlement and move in, the contractor, LT McGuinness, will review the logged defects and in consultation with you, will arrange access for the remedial process.

Please note that given the number of apartments at Victoria Lane Apartments, the LT McGuinness team will progressively be meeting with homeowners and will close out the initial defects noted.  Please do not be concerned if the LT McGuinness team are not in touch immediately after settlement.  

As the cause of damage is difficult to attribute following settlement, any minor damage (e.g., chips to paint work, scratches on doors and damage to walls) that you notice should have been noted at your pre-settlement inspection.  Care should be taken as you move into your new home as damage noted following settlement will not be accepted as a defect.

Urgent Faults

If you identify any urgent faults in your home, i.e. a burst pipe, please contact the Resident Service Manager directly.

Urgent faults that are latent defects will be remedied at no cost to you. If a callout is deemed to have been non-urgent or the fault is caused by you, call out costs will be on-charged.  All non-urgent faults should be recorded using OnSite.

Semi-urgent Faults

If a defect is not urgent, yet requires being seen to sooner rather than later (e.g. an appliance not working properly), please log it on OnSite and then contact the Resident Services Manager so that we can arrange to have the matter seen to as soon as practicable.

After the One-Year Defect Liability Period

After the one-year defect liability period has expired, any faults covered under warranty will need to be fixed by the responsible supplier, subcontractor or manufacturer. A list of applicable warranties can be obtained from the Body Corporate Manager and Resident Services Manager.
